We offer clear, simple pricing so you can confidently plan your purchase and renovation in Japan.
All services are designed for international clients who may need support with language, procedures, and technical assessment.
1. Online Consultation
Free (up to 30 minutes)
Ask anything about buying, viewing, or renovating property in Japan.
2. Desk Review (Documents Only)
Free
For simple cases, we provide a free desk review based on:
- floor plans
- property documents
- photos
- listing information (SUUMO / atHome / etc.)
We will give you a quick initial assessment of renovation possibilities and general concerns.
(For detailed confirmation, on-site inspection is required.)
3. On-site Renovation Feasibility Check (with Architect)
30,000 JPY (Tokyo 23 wards, Yokohama)
Architect + construction professional will visit the property.
This service includes a non-destructive on-site inspection, meaning we check everything that can be confirmed without opening walls, ceilings, or floors.
We confirm as much as possible on-site:
- visible structure & walls
- visible piping & drainage routes
- electrical capacity (as far as can be verified on-site)
- ventilation & existing equipment
- layout change feasibility
- renovation options & limitations
- rough renovation cost estimate
- potential risks & concerns
- suggested improvements
You will receive a written PDF summary after the visit.
Important:
Our on-site inspection is limited to what can be seen without demolition (non-destructive inspection).
Please understand that:
- underfloor areas
- attic spaces
- inside walls and ceilings
- hidden piping
- insulation and structural elements
cannot be fully confirmed at this stage and may only be verified after renovation work begins.
Please note:
Our standard on-site check is not a certified home inspection.
It is a visual, non-destructive renovation feasibility check.
If you need a formal, full-scale home inspection,
we can provide this service as well — for an additional fee.
This includes:
- detailed structural assessment
- moisture/termite checks
- electrical & plumbing diagnostics
- attic / underfloor investigation (if accessible)
- full inspection report

Areas outside Tokyo
- Tokyo suburbs / Kanagawa / Saitama / Chiba: additional 5,000–20,000 JPY
- Other regions in Japan: +10,000–60,000 JPY + travel expenses
- Hokkaido / Okinawa: +80,000–120,000 JPY + travel expenses
A quote will be provided before scheduling.
4. Full Buying Support (Offer → Contract → Closing)
Included when we act as your buyer’s agent.
We assist with:
- submitting offers
- negotiation
- contract explanation
- communication with the listing agent
- translation (English / French / Japanese)
- handover support
- renovation planning after purchase
5. Brokerage Fee (Upon Purchase)
The standard legal maximum in Japan:
3% of the property price + 60,000 JPY + tax
Only charged if you successfully purchase a property through us.

7. Cancellation Policy
- On-site inspections outside Tokyo require advance payment.
- If the listing agent cancels the viewing, a full refund will be issued for the inspection fee.
- However, if we have already purchased non-refundable travel tickets(such as Shinkansen or airplane tickets), the actual travel costs will be charged, even if the viewing is cancelled by the client.
- No cancellation fee applies for the first online consultation.
